THE CHALLENGE
Based in North Carolina, Carolina Carports, Inc. is a manufacturer of carports, sheds and trailers. CCI contacted Hart Corporation in relation to our extensive track record of successful projects in Pennsylvania. Their desire was to locate a reasonably priced manufacturing facility in a small community in eastern Pennsylvania suitable for their operations. This need was driven by an increased market demand in the Mid-Atlantic region.
THE SEARCH
Among our services, Hart Corporation maintains a proprietary database of current industrial availabilities throughout the outlying areas of the United States. Utilizing CCI’s ideal parameters, we were able to quickly identify several potentially suitable options meeting their requirements. The initial study of potential locations was narrowed down with the assistance of Hart Corporation’s regional personnel whose knowledge of the buildings, communities and the prevailing labor atmosphere proved beneficial to the process. The best opportunities were chosen followed by various property inspections by CCI personnel. A decision was ultimately made by CCI to focus on a facility formerly serving the RV industry, due to the favorable compatibility to their operations, location and availability of labor.
RESULTS
Negotiations were completed on a 40,000 square foot facility on 7 acres in Elysburg, in north central Pennsylvania, with good access to both Interstates 80 and 81. This new location will provide new jobs to an area hard hit by the recession and an opportunity for growth for CCI for the future.
